I think what's happening in this market is that people are so excited about being able to afford a big house that they just jump right in without really considering that the house may be more than they need. I personally don't mind buying what I need now and upgrading to a larger house later. I think people are jumping straight to their "forever home".

realistically i can see myself in 2 more houses. The one we have now isnt really 2 small, but include a kid down the road and itll be pushing it, and i allready need more garage space

+1 and it took me quite some time to get that message across to myself.

I see myself there ~3 years, a good amount of rehab and an easy flip.

well everythings taken care of, I'm going out with an inspector tomorrow [I'll actually take some photos], got my attorny already, and my loan will be finalized once I fax over some bank statements.

I bought mine brand new almost 5 years ago. I've been thinking of selling and moving somewhere with more property. It's gone up $100K in 5 years so not a bad investment.
